If you’re not using Facebook to generate leads for your real estate business — when are you going to start?
It is, by far, the best place to target your ideal clients. The advanced targeting options allow you to really zero in on your target market.

I know, an absolutely insane example, but wanted to prove just how much you can do with Facebook.
Remember — the more specific you are with your marketing, the more effective it will be. You want to think small, for BIG returns.
Most agents have a very hard time with this.
How Realtors Can Target Newlyweds on Facebook
With this audience, you could offer them a First Time Home Buyer’s Guide to download. You could add in another Facebook interest (layer) of renters. One could assume that newlyweds that are still renting, might be in the market to purchase a home.
You could also call this out in the ad with something like;
Congratulations on your marriage! We see you’re renting and might be interested in investing in a home soon. Here is our CITY NAME First Time Home Buyer’s Guide. It’s a FREE download.
See how specific that ad is?
You are talking right to them. For the people who are renters and ready to move, this ad is going to speak right to their needs/wants.
Expect to pay a higher cost per click (CPC). However, you are generating a much more qualified lead.
How Realtors Can Target College Graduates on Facebook
This would be another audience to test out following the above suggestions. One would assume that a college graduate would be interested in investing in their first home. Typically, college graduates earn more money than non-graduates, so they would most likely be looking to spend more.
Advertising a First Time Home Buyer’s guide would be good for this audience.
Or if you have rental properties, this would be a great audience to target.
I didn’t buy my first house until 3 years after I graduated.
How Realtors Can Use Employer Targeting on Facebook
This would be a great audience, if you wanted to target specific employers. You could very easily “digital farm” with this type of targeting.
This goes back to drilling down your target market. Lets say I wanted to be the Realtor for anyone who works for the MGM grand here in Las Vegas.
Here is my potential audience, according to Facebook;
So, I have an audience of 4,400 people, ages 25-60, who works for the MGM grand and live in Las Vegas.

You see how specific it is?
That is where the true power in Facebook is. When you can laser in with your marketing, it’ll be much more effective. It might cost a bit more upfront, but will provide a much better ROI as you are generating more qualified leads.
Also, when you are the Real Estate Specialist for MGM/Caesars/Zappos/etc, you are looked at as the only choice in your marketplace.
You literately have ZERO competition.
As you can see, Facebook offers us business owners a great opportunity to laser target our marketing. There has never been a tool like Facebook that gives us to much data on people. This can be very powerful, if used in the right way.
Use this to your advantage.
