I was talking to a member of the Consistent Commissions community yesterday as he needed some advice on launching a new Facebook campaign.
He created a lead magnet to help people in his area sell their homes faster. Giving (offering value in the form of a lead magnet, blog post, video, etc.) before asking (for the listing) is how you market in today’s world.
Unfortunately, most real estate agents go for the “sale” way too fast. If that prospect is not ready to do business within a week or so, they are forgotten.
Very rarely ever followed up with.
That agent is on to the next one (another prospect)
Jeff, the agent I was speaking with yesterday, told me that’s how most agents do bid’ness.
Sadly, I see it all the time.
Jeff needed help with an angle on how to approach his Facebook advertising. He has a lead magnet for sellers, so I suggested getting ultra specific.
I asked him — why do people from 32-38ish move?
He said, if it’s a married couple, it’s likely because they started a family. The family is growing, so they need to upgrade to a bigger home.
I suggested targeting married couples, ages 32ish-39ish, with young children on Facebook.
With an ad that reads something like;

You are speaking to THEIR needs.
You are speaking to their WANTS.
You’re not just offering to help sell their home LIKE EVERY OTHER AGENT IN TOWN.
Targeting is the most important step when generating leads online. then converting those leads into clients. I prefer using email as you can leverage technology. In fact, we just did a training on how to turn more leads into appointments using email.
