Before we dive into this blog post, I have a question for you…
You have your own real estate website, right?
If not, please watch the video below. I show you how to buy a domain and set up hosting in less than four minutes. I also share a coupon code where you can get started today for around $12. There is no reason for any agent not to have their own website. You honestly can be set up with a domain, hosting, a WordPress website and a theme for around $100.
It might not be perfect, but one of my favorite quotes is;
Done is better than perfect
There will be a bit of a learning curve, but nothing a YouTube search cannot solve. I self taught myself web design with YouTube almost 5 years ago. Spend a weekend and get this set up, it will be worth the investment. If you do not have the money to hire someone, go this route.
I’ll help you with the learning curve in the video below. You can purchase your domain and hosting (from the same company) in less than four minutes.
This used to take me 1-2 hours. Just doing this. You can learn from my mistakes.
Watch the video below to save yourself the time and hassle.
How to Set Up a WordPress
Website in 2 Minutes & 18 Seconds
Why Should Realtors Use WordPress?
I suggest WordPress because it is what I use (going on five years now), it’s very user friendly and Google seems to like it (easier ranking in the search engine). It can be completely customized, if you want to go that route. Something that can be done in the future, if you want.
There are thousands of different themes you can purchase from many different websites. I have found with themes, you get what you pay for. The pricier ones tend to be better built/coded and will give you less headaches. If you’re going the do-it-yourself route, spend the extra couple dollars and get a well built one.
This site, Social Sinergy, is built on the Genesis framework, they are leaders in WordPress website development. They also have a stunning real estate theme called: AgentPress Pro Theme
Also, some of the biggest companies in the world trust Wordpress. Companies like Sony, Best Buy, Ford & The New York Times use it.
If they trust it, I trust it.
How to Set Up Your Listings
You’ll want to create a blog post (inside WordPress) for each listing. I typically title the post with the address (including city/name). I also like to have the MLS # in the title as well, for SEO purposes. I include the words: Just Listed
An example would be;
JUST LISTED: 123 Main Street, Las Vegas, NV — MLS #597416
You’ll want to add as many images of the home as possible. Use the front of the house at the top of the blog post. You can add the other images at the end of the post. Highlight the features of the home with bullet points as it breaks up the text and it’s easy to read when scanned.
Always include the price and a call to action.
A call to action can be as simple as;
Better yet — create an image with your call to action that “pops”, so people read it. You would be surprised how much of a difference a call to action makes. This goes throughout your website, not just on your listings. You must tell your prospects what you want them to do.
I know it seems weird, but it’s true.
After you publish the post, you’ll want to share it on social media. Send it out to your database (not your entire database; buyers only). If you really want to amplify your message, start running Facebook ads to it. You can click on the link below for step-by-step instructions on how to set up a proper Facebook ad.
How to Reduce Your DOM Using this Proven Strategy
I see a lot of agents driving traffic to their listings on Trulia or their brokerage site, but you really want to drive traffic to something you control. There are so many benefits when driving them back to something you own.
Below are a few screenshots of a few Facebook ads we ran in the past. This isn’t theory, and you can see the results below. This is a GREAT way to get a ton of traffic to your listings. It’s also how you can cut your DOM by 30% or more. It is not uncommon for thousands of people to see your listing in the first 3-5 days.
As you can see, one listing was seen 16,000 people. This is by far cheaper than direct mail. Of anythign else, for that matter.
You’ll start generating likes, comments & shares (social proof) on these posts. If someone is considering selling their home and they see your Facebook marketing strategy, they’ll most likely want you to market like this for them.
Not many agents are doing this, so take this method and run with it.
It is extremely effective.

This method has been extremely effective in selling homes…fast! It’s also a great way to brand yourself as a leader in the marketplace. Some of the ads can be seen by 10,000+ people in your local area.
I not only use these strategies with my private clients, but I have taught some marketing colleagues them as well.
Here is what one of my buddies had to say….
These strategies work if you implement them. Put them to use, sell more homes and become a leader in your marketplace.
Just don’t forget about me when you’re a top producer 😀
